Guidelines and Standards for Leasing

It is Keller Williams Realty policy to actively pursue and offer equal housing for all persons regardless of race, color, religion, sex, national origin, familial status, disability or any other federal, state and local laws regarding fair housing.


Keller Williams Realty is the broker/manager for the landlord, and is compensated for it’s services

PROCEDURES AND APPLICANT CRITERIA: 


12 month, or annual leases: Application fee is $75 per person. All adults 18 years or older must complete an application

12 months leases-If accepted, a $125 tenant processing fee, and if applicable, a $50 pet application fee will be collected at application acceptance.

All tenants are strongly encouraged to acquire a renters insurance policy.  These are available directly through the tenant portal, or on the open market.   

 

Short term, or vacation rentals of less than six months: Currently available in Pinellas County only.  Application fee is $75 per person. All adults 18 years or older must complete an application. Tourist development taxes are collected (13% in Pinellas county) on any rents collected.  The tenant processing fee, or booking fee is $175.   Pet application fee is $50.  Rents, and some fees, such as departure cleaning, may be collected up front just as you would on a vacation rental site or at a resort.

What are we looking for in a tenant?


Income-Gross income to rent ratio of at least 3 to 1


Verifiable residency history-going back at least three years


Evictions-No evictions within the previous 7 years


Credit history- applicants must have a 600 credit score at a minimum.


Cosigners-If property management allows for a cosigner, the cosigner will have a 700 credit score at a minimum, and will meet the income requirements as described above.

 


Criminal background check- Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.


Pets- The following pets will not be accepted: Rottweillers, Dobermans, Pit Bulls (A.K.A. Staffordshire Terriers), Bull Terriers, Wolf hybrids, German Shepherds, Chows, Presa Canarios and any others which may be listed in property owner’s insurance policy. (Service animals assisting residents and guests with disabilities are always permitted.)


Occupancy Standard- Two (2) persons per bedroom plus one additional occupant is the occupancy standard. State and County regulations regarding sleeping arrangements will be followed


ID-We will need a copy of a valid, government issued identification to complete the application process

DISCLOSURE 1: Pursuant to Federal Fair Credit Reporting Act, 15,U.S.C. Section 1681, et seq., as amended by the Consumer Credit Reporting Reform Act of 1996 if the Owner denies you residency or asks for additional security deposit, advance rent or a co-signer based on the information obtained from this application you may request a copy of your credit report from the credit reporting agency within 60 days of your denied application for residency. An adverse action letter will contain numbers for the credit reporting source being used by Keller Williams Realty.


DISCLOSURE 2: Pursuant to Florida law, the Florida Department of Law Enforcement (FDLE) is required to maintain a list of sexual predators and sex offenders to enable the public to request information about these individuals living in their communities. Tenants who deem this information material should contact FDLE toll free at 1-888-357-7332, via e-mail at sexpred@fdle.state.fl.us , or via the Internet at www.fdle.state.fl.us/sexualpredators .


DISCLOSURE: 3: SCHOOL DISTRICTS At some point in the lease application process, you may be provided with information regarding the school boundaries for a particular property. School boundaries are subject to change. As a result, the information available to the Owner and the Realtor may not be accurate or current, even though it appears to be from a reliable source. If this information is important to you, contact the local school board directly to verify the correct school boundaries for the particular property you are intending to rent prior to signing a lease.


DISCLOSURE 4: Keller Williams Realty is not liable for any costs to tenant resulting from Foreclosure of Mortgage on rental property.
